Why Rama 9 – Krungthep Kreetha is Bangkok's most important luxury corridor
The corridor between Rama 9 and Krungthep Kreetha has quietly become Bangkok's most important luxury residential address. Five years ago, the roads were still half-finished. Today, Sansiri, AP Thai, Land & Houses, Property Perfect and Nirvana have all launched flagship luxury products within a two-kilometre radius.
Three reasons this happened.
First, connectivity. The Motorway on-ramp at Suwinthawong gives you Suvarnabhumi in fifteen minutes and Pattaya in ninety. The yellow and orange BTS lines have turned commute times to Sukhumvit from 'an hour in traffic' to 'twenty minutes of walking and rail'. Bangkok Mall is opening. The new Makkasan interchange is three kilometres away.
Second, supply constraint. Unlike Sukhumvit, Silom, or even Ekkamai, the land between Rama 9 and Krungthep Kreetha comes in large parcels but with real restrictions. Most of the viable plots have already been bought. What's being built is, by default, what the market will get.
Third, scale of the product. Luxury here doesn't look like Sukhumvit luxury. Sukhumvit luxury is a condominium — 250 sqm, a view. Rama 9 – Krungthep Kreetha luxury is a detached house — 500, 600, 700 square metres, a private pool, a garage that holds three cars, a rooftop that sees the airport.
For a buyer who values privacy, garden, and a house that will fit three generations, this is the only address in Bangkok that can deliver.
